Sachse Economic Development Corporation Seeks Master Developer to Bring Downtown Vision to Life

Request for Qualifications advances plans for a walkable, mixed-use destination in the 5th Street District

SACHSE, TX (Oct. 5, 2026) —  The Sachse Economic Development Corporation (EDC) is seeking a master development partner to help bring a new walkable downtown destination to life in the heart of Sachse.

The EDC has issued a Request for Qualifications (RFQ) for the 5th Street District, a planned mixed-use destination on approximately seven acres of City- and EDC-owned property near State Highway 78 and 5th Street in Old Town Sachse. More than 49,000 vehicles pass through the intersection each day.

Envisioned as the “Heart of Sachse,” the district is intended to create a central destination for dining, shopping, working and gathering. The EDC’s preferred concept calls for a Texas Downtown-scale development featuring two- to three-story buildings, unique restaurants and lifestyle commercial uses, with office, live/work space or urban lofts on upper floors. A restaurant cluster and public park or common gathering space are envisioned for the first phase.

“This is an opportunity to create something that is uniquely Sachse and build a gathering place from the ground up in the heart of our community,” said Sachse Economic Development Director Jerod Potts. “The City and the EDC have already made significant investments in the infrastructure needed to support this vision. Now, we’re looking for the right development partner to help us take the next step and create a destination that serves our residents, attracts visitors and creates new opportunities for businesses.”

Sachse has already invested in streets, utilities, sidewalks and parking to help prepare the district for private development. The preferred concept anticipates three phases developed over approximately six years, although respondents may propose an individual phase or the entire district.

The opportunity comes as Sachse continues to see growth and investment across the community. Located in both Dallas and Collin counties with access to State Highway 78 and the President George Bush Turnpike, Sachse is home to more than 34,000 residents. The Station, a $500 million, 134-acre mixed-use development along the turnpike, continues to serve as a major catalyst for growth and investment in the city.
