ROCKWALL, TX (Jan. 3, 2022) — Iron Ranch Development is bringing a $15 million luxury flex-office development for small business and car enthusiasts to a site on I-30 in Rockwall/Fate.
Alan Ackerman said “the Flex-office automobile concept will be constructed on 8 acres formerly the Aries spa location on I-30 frontage road between Love’s truck stop and the new Brookshire’s. There is a high demand for this type of product, Flex-office has become increasingly popular among business owners because of the flexibility and design layout. The units will have 14’ garage doors and mezzanines, which cater to both business and car enthusiasts”.
Ackerman estimated construction would begin by February 1, 2022 and take about 8 months to complete. The scope of work was described as 4 single-story buildings with 98 total units and attached clubhouse.
The garage units, clubhouse and other facilities combine for a total of almost 140,000 square feet of new construction. The general contractor is Reliable Construction.
The development will be known as the Iron Ranch Business Park.
Each unit will be finished out according to the preferences of the owner. Units will range in size from 1,650 to 9,900 square feet and include a mezzanine level.
